Reimagining the Irwell waterfront
SUPPORTING RESIDENTIAL-LED, SUSTAINABLE, RIVERSIDE REGENERATION
The plans for Riverside Place support Salford Council’s ambitions for high density, residential-led growth in the ‘Ordsall Waterfront area’ as set out in the Salford Local Plan (2023). The new development would contribute directly to the city’s goal of building 9,000 homes across Ordsall, Quays, Pendleton and Charlestown by 2042.
The site also plays an important role in bringing to life Salford City Council’s Irwell River Park Connectivity and Movement Strategy (2025), by delivering part of an active travel route for both pedestrians and cyclists along the riverside – enhancing the corridor between Salford Quays and Manchester City Centre.

WHAT WE’RE PROPOSING
- 808 apartments for rent and sale, across three residential towers
- A two-storey Pavilion fronting Ordsall Lane
- A mix of homes from one to three bedrooms
- Landscaped public spaces and riverside seating
- New walking and cycling routes
- On-site management for a safe, well-kept environment
Fronting Ordsall Lane, the Pavillon is a bold two-storey hub to support community and commercial uses. Inside there’s scope for everything from cafes to fitness, health services to local events. Outside, a public space with planting and seating creates a natural spot to meet friends, grab coffee, or just watch the world go by.
OPENING UP THE RIVERSIDE
Playing a vital role in Salford’s vision for the Irwell River Park, a new accessible route will carve a direct connection between Ordsall Lane and the enhanced riverfront. This improved pathway and an accessible ramp from the walkway, will forge a link between the wider community and the revitalised riverside.
DESIGN WITH CHARACTER
Riverside Place will reflect the industrial character of the area with a design that takes inspiration from the former Globe Bottling Works, which once occupied the site. The result is a distinctive, design-led development that feels connected to Salford’s past and grounded in its future.
